What Are People Looking For From a New Home? – You might assume that what people look for when buying a new home never changes – that people simply want enough bedrooms and bathrooms to suit everyone that will be living there. However, different trends and property industry events definitely change things when it comes to asking what are people looking for from a new home? Here are some of the things people are looking for in 2021:

What Are People Looking For From a New Home?

Space to Work From Home

In 2020 lots of people were forced to work from home unexpectedly – this meant working from kitchen tables, in living rooms and other spaces that weren’t ideal for a comfortable and/or productive working environment. However, despite this it is a set-up that has worked well for employees and employers and as such, is something likely to continue for many workplaces. With being working from home for large chunks of time lots of people working from home will be looking for a space they can dedicate to a work from home office making it a much more comfortable and enjoyable place to work from.

Access to the Outdoors

With the stay at home order of 2020 people that don’t have gardens and/or any outdoor space really struggled – although daily exercise was allowed it isn’t the same as being able to sit on the grass and have a picnic or sunbathe and enjoy the sun. During the stricter lockdowns cities such as London saw a decrease in property interest from buyers because people didn’t want to be stuck with a home where they couldn’t just sit outside where they wanted to. Properties nearer to the countryside and with their own gardens proved much more popular during this time and that trend is something that continues. Perhaps you want space where you can grow your own vegetables, or just somewhere to enjoy a BBQ with friends.

Affordability

Being able to afford a new home is always top of the list and never goes out of trend. However, the events of 2020 have people considering if they could afford such a big financial commitment if things were to go wrong.  A good starting point is to look at your finances with a mortgage calculator – this gives you the chance to put in your earnings now, but also look at how that calculation would change if your earnings were to change. This gives you a chance to estimate mortgage affordability based on income for now and also for the future. This gives you peace of mind that the decision to buy a new home is the right one for you and will work out financially.

What Are They Worried About Less

With more people than ever working from home for at least some of their working week, being near the office is something people are less concerned about. They’re also less worried about what the daily commute because they know that they will be doing fewer journeys to and from work, so it matters less.
