Should You Undertake a DIY Project Before Selling Your Home?

With house prices on the increase, there are many people considering whether now is the right time to sell their property. Of course, regardless of what the property market is doing most want to do what they can to ensure that they sell for the best possible price – and for some that could mean undertaking a DIY project to get things up to scratch. So, should you undertake a DIY project before selling your home?

Research carried out by Brandon Hire Station shows that there are definite DIY projects that can be carried out in a bid to sell your home for the most money. The research (published here) even looks at what you should hire a professional to do, or perhaps what doesn’t need doing before you sell at all.

The Garden

One area of the home that could benefit from a little love and attention when it comes to trying to increase house prices is the garden. Over the last few years people have really started to relish their outdoor space, so having a well-maintained garden can help to showcase your property in the best possible way. At a minimum you want your outdoor space to be clean, clutter-free and tidy looking. If you’re looking to go that extra mile then things like garden offices, decking and even a BBQ area can make all the difference.

The Big Things

Realistically having a loft conversion or extending your home is probably not a DIY project and it may not be something that you want to do specifically to increase the value of your home. However, if you are thinking about how to create more space in your home and think that in the future you may move house, it is worth considering the value of your home on the list of pros ads to why it is worth you having the work carried out.

Avoiding Things

If a home is in need of a lot of work it can be tempting to try and shortcut things and in essence gloss over what is needed. However, often this simply puts off buyers rather than having the desired effect. For example, if the tiles in your bathroom need replacing it is far better to leave them then than try to do something like paint over them in a bid to hide how tired they are.

The Sensible Stuff

Although the aesthetics of a home do make a difference, you have to keep in mind that a survey will be carried out on your property and this will give an indication of the property value. Things like work carried out without the correct building regulations, unsafe electrical wiring and even broken tiles on the roof are likely to have a detrimental effect on how much they value your property at – and therefore how much the interested party are happy to pay.

The best thing you can do is speak to a local estate agent about the value of your property now & what you could/should do if you have an interest in increasing the value before you place it on the market. You can then make an informed decision on whether you should undertake a DIY project before selling your home.
